Short answers to the questions that come up on every West Valley call
Licensing, prices, the bang and the red cord, surge-killed openers, permits, HOAs, the afternoon sun and the Sun City spring problem. Anything missing, call and ask.
Is the company licensed and insured?
This website books the work; independent West Valley contractors perform it. Arizona's Registrar of Contractors requires an R-37 licence for any garage door job over $1,000, and the contractor who comes out is responsible for holding whatever their job needs. You can ask them for their ROC number and their certificate of insurance before they start. No licence or insurance is claimed here on anyone's behalf.
How quickly can a technician come?
Same day for a door that will not open or close, anywhere from Buckeye to Sun City West. Other work is usually within a day or two. Say emergency if a car is trapped or the door is stuck open.
Is there a charge for the visit?
The trip and diagnosis is $69 to $119 and folds into the repair if you go ahead. Quotes on replacement doors and new openers are free.
What does a broken spring cost?
A single torsion spring is $190 to $340, a matched set $280 to $520, and a high-cycle set $360 to $650. Extension springs with safety cables run $170 to $320 a pair. The figure is written down before the work starts.
The door made a bang and will not open. Can I pull the red cord?
Not if the door is open, and not to lift it by hand. The spring that carried the door's weight is gone; a two-car door is 200 pounds of dead weight. Leave it and call. It is a same-day job.
Why did the opener die after the monsoon storm?
A surge on the power line or the sensor wiring took out the logic board. On a newer opener the board is replaced; on an older one, a battery-backup replacement is usually the better spend. Both prices go on the sheet.
Do I need a permit from the City of Surprise?
Repairs, no. A replacement door in the same-size opening, generally no. A changed opening, yes, and the contractor pulls it. Permits and Inspections at (623) 222-3000 confirms the rule for your address.
Does my HOA have a say?
Not on repairs. On a replacement door, Sun City Grand, Sun City West, Marley Park, Verrado, PebbleCreek and most communities built since the 1990s want to approve style, color and windows first. The submittal goes in before the door is ordered.
Why do springs seem to break so fast here?
Heat fatigues the steel, dust grinds the coils, and in the Sun Cities the door opens a dozen times a day. A standard spring lasts about three years on that schedule. High-cycle springs last two to three times longer.
Can you fix a golf-cart garage door?
Yes. They are smaller and simpler, but springs, cables and openers fail the same way, and the cart's bumper finds the bottom section often.
Can just one dented panel be replaced?
Usually, when the maker still produces that section. On a discontinued door or with two or more damaged sections, a replacement door is nearly always the better buy, and you see both prices.
Is the door reversing because of the sun?
On a west-facing garage that fails only in the late afternoon, yes. The low sun floods the receiving photo-eye. Swapping the sender and receiver or fitting a hood ends it.
Do you really answer at night?
Yes, every hour of every day. A technician calls back to set a time, and after-hours dispatch carries a fee you hear before anyone is sent.
Which towns do you cover?
Surprise, Peoria, Sun City, Sun City West, El Mirage, Youngtown, Waddell, Goodyear, Avondale, Buckeye, Litchfield Park and the west side of Glendale, all at the same prices with no mileage charge.
